Investment Structure & Execution

For each project, EC structures a project-specific Special Purpose Vehicle (SPV) together with its capital partners. The SPV is established to acquire, develop, and sell the residential asset, with equity contributed by both the investment partners and the developer.

EC acts as developer and asset manager, leading the full execution of the project, including business planning, permitting, construction management, and commercialization.

Key strategic and investment decisions are taken at the SPV level in accordance with agreed governance principles, ensuring transparency and alignment between all shareholders.

EC operates under a clear and predefined contractual framework, with remuneration linked to its role as developer and asset manager, fully aligned with the successful execution of the project.

Sources of Opportunities & Value Creation

EC sources residential development opportunities through its local presence and long-standing relationships in Spain, working directly with landowners, developers, and local market participants.

Our focus on small-scale residential assets allows us to identify opportunities where hands-on execution, technical expertise, and disciplined structuring can create value throughout the development cycle.

Once an opportunity is identified, it is analyzed under conservative financial assumptions and a structured due diligence process. Only projects that meet our investment and execution criteria are pursued.

EC acts as developer and asset manager, overseeing the full lifecycle of each project, from initial structuring and permitting through construction management and final sale to end buyers.

We operate with a long-term, partnership-driven approach, prioritizing alignment, transparency, and capital preservation. Detailed project information and track record are shared selectively and directly with investment partners as part of the investment process.

Is Residency or Tax Advisory One of Our Core Activities?

No. EC’s core activity is real estate development and asset management.
Any residency- or tax-related matters arise solely as ancillary considerations for international investors once an investment structure has been established in Spain.

Where required, these matters are handled exclusively by independent, top-tier legal and tax advisors, appointed directly by the investors or jointly agreed at the SPV level. EC does not provide legal, tax, or residency advisory services in-house.

Our role is strictly focused on structuring, developing, and managing residential real estate projects, ensuring that investors are supported by experienced local professionals for all ancillary matters outside our core scope.

This approach ensures clear role separation, regulatory clarity, and best-in-class professional advice, while allowing EC to remain fully focused on execution and asset performance.
